About Canadian Property Investors

Canadian Property Investors ("CPI", "we", "us", "our") is a real estate wholesaling company operating across Canada. We source off-market and below-market properties, put them under contract, and assign those contracts to end buyers for an assignment fee.

CPI is not a licensed real estate brokerage, mortgage broker, financial advisor, or investment fund. We are principals in wholesale real estate transactions. Nothing on this website or in our communications constitutes financial, legal, or investment advice.

We strongly recommend that all buyers consult with a qualified real estate lawyer, accountant, and financial advisor before entering into any transaction introduced through CPI.

The Buyers List

By joining our buyers list, you agree to the following:

• You are joining voluntarily and free of charge

• You consent to receive deal alerts and commercial electronic messages from CPI in accordance with CASL

• You may unsubscribe at any time using the link in any email we send

• Joining the list does not obligate you to purchase any property or enter into any agreement

• CPI does not guarantee the frequency, availability, or suitability of deals sent to the list

CPI reserves the right to remove anyone from the buyers list at its discretion, including in cases of misuse, fraudulent activity, or conduct that is disruptive to our operations or other buyers.

Nature of Our Deal Packages

When we send you a deal package, we include our best analysis of the property at the time of sending. This may include estimated after-repair value (ARV), renovation cost estimates, comparable sales data, and suggested closing timelines.

All figures in our deal packages are estimates only. They are provided for informational purposes and should not be relied upon as the sole basis for an investment decision. Market conditions, property conditions, and comparable sales data can change. We make no warranties or representations about the accuracy of any figures provided.

You are responsible for conducting your own due diligence before agreeing to purchase any property, including but not limited to: independent property inspection, legal review of title and contract, independent comparable sales analysis, and consultation with your financial and legal advisors.

Assignment of Contract Transactions

CPI operates using assignment of contract as its primary deal structure. This means:

• CPI enters into a purchase contract with a seller as the buyer

• CPI then assigns its contractual rights to an end buyer (you) for an assignment fee

• Upon assignment, you assume CPI's position in the original contract and close directly with the seller

• The assignment fee is paid to CPI at closing and is separate from the purchase price

Assignment of contract is a legal real estate transaction structure in Canada. Regulations vary by province. It is your responsibility to understand how assignment transactions work in your jurisdiction and to retain appropriate legal counsel for the closing.

CPI makes no representations about the tax treatment of assignment transactions. Consult a qualified tax advisor regarding your specific situation.

Nothing on the CPI website, in our deal packages, in our email communications, or in any conversation with Derek or Naher constitutes financial advice, investment advice, or a recommendation to buy any property.

Real estate investment involves risk. Past deals closed through CPI's network are not indicative of future results.

Property values can decline. Renovation costs can exceed estimates. Rental income is not guaranteed. You may lose money on any investment.

CPI is not responsible for any financial loss, damage, or liability arising from investment decisions made based on information provided by CPI. All investment decisions are made at your own risk.

Limitation of Liability

To the maximum extent permitted by applicable law, CPI and its founders, employees, and agents shall not be liable for any direct, indirect, incidental, consequential, or punitive damages arising from:

• Your use of or inability to use our website or buyers list

• Any real estate transaction you enter into as a result of information provided by CPI

• Errors, omissions, or inaccuracies in any deal package or communication

• Any loss of income, profit, or investment arising from decisions made based on CPI's information

In all cases, CPI's total liability to you shall not exceed the amount of any assignment fee paid by you to CPI in connection with the specific transaction giving rise to the claim.

Governing Law

These terms and conditions are governed by the laws of the Province of Alberta and the federal laws of Canada applicable therein. Any disputes arising under these terms shall be subject to the exclusive jurisdiction of the courts of Alberta.

If any provision of these terms is found to be unenforceable, the remaining provisions will continue in full force and effect.

Changes to These Terms

We may update these terms from time to time. When we do, we will update the "Last updated" date at the top of this page. Continued use of our website or buyers list after changes are posted constitutes acceptance of the updated terms.

If we make material changes that affect your rights, we will notify active buyers list members by email where reasonably practicable.
